submitted by Kenneth B. - |Recommended: YesIn this time — 04 06 2020  FIVE DAY NOTICE OF DELINQUENT RENT  Regular Mail with Proof of Mailing    52 Fairway Rd, Apt 3D, Newark, DE 19711  RE  Five Day Notice to Cure Delinquent Rent and Other Charges  Amount owed   1,302.93  Dear Resident,  Please be advised that you owe rent and other charges as required in your lease, in the above amount. The amount of   1,302.93  is now overdue. This amount consists of   Due Date      Description      Amount Due   04 06 2020     Late Charges      47.80  04 01 2020     Utility Fee      4.00  04 01 2020     Utilities - Gas      100.52  04 01 2020     Rent      956.00  03 01 2020     Utility Fee      4.00  03 01 2020     Utilities - Gas      31.86  03 01 2020     Rent      158.75  Monthly Rent Eligible for Late Fees    956.00          You have five 5 business days from the mailing or hand delivery of this notice to make payment in full. Your failure to  pay the rent and other charges within this time period  shall result in your landlord immediately terminating your rental agreement  on the day after the five-day period expires. This continued breach will also result in the immediate filing of an  action for Summary Possession of the rented premises in a Justice of the Peace Court based upon your failure to cure the default.  HOLDOVER  In the event you fail to pay all rent due within the five 5 day period, and the rental agreement is therefore terminated you will then have no legal right to remain in the rental property. At that point, if you fail to vacate you will be considered a holdover. Under the Residential Landlord Tenant Code, a holdover tenant is responsible for double rent for every day they  remain in the unit after the agreement has expired or has been terminated.  See  §5515 of the Residential Code .  As your landlord we will actively seek to recover holdover rent of double the per diem amount as is set forth in your rental agreement and in the Residential Landlord Tenant Code . In addition, the Court may hold you responsible for any further losses incurred by the landlord as a result of your holdover.  RESERVATION OF RIGHTS  If you make a partial payment or if you make a full payment of the amount set forth above after the five 5 day period to cure has expired the landlord will accept the payment subject to a full reservation of rights. Any payment you make will be applied to your balance and an action for Summary Possession will be filed based upon your breach of the rental agreement.  Such a payment will not stop holdover rent from accruing.  Acceptance of the payment is with reservation of all rights and remedies available to your landlord under title 25 Del . C . § 5101 et  seq, and does not  constitute a waiver of any of your landlord's rights. They call them luxury apartments but the apartments are less than ordinary-- at best. Things appliances are constantly falling apart and the rent is ridiculously high Plus, they're still asking for rent money during a pandemic Inhumane.
submitted by Elisha P. - |Recommended: YesIt's not bad — I love that I can get just about any food delivered and my trip to work isn't bad. I found out the hard way that I can't keep bread and such near the wall in the kitchen or it seems to mold faster than me keeping it on my microwave that away from the wall. I haven't really had any bad experiences with the neighbors other than finding out weeks later one uses the washer to bleach her whites and go to a laundry mat for the rest. The other is new and I'm not sure if they know to not smoke in the hallway, there are marks on the new carpet that look like cigarettes were put out on leading from their apartment to the outside door. It could use more washers and dryers also.

submitted by James M. - |Recommended: YesOverall a good place to live. — It's nice and quiet. The renovations are great. Not many cabinet in the kitchen but it is able to be worked around.
submitted by Alieya W. - |Recommended: YesEverything is fine accept for the noise. — The complex is a nice place to live, but the thin walls makes for a difficult time. Unfortunately, my neighbors above me are not very conscientious of their decibel levels. The walls are thin and sometimes it feels like I’m sitting next to them while they bustle about in their dwelling. I can’t blame the complex for their tenant’s loudness. Overall it’s been lovely here thus far. However it has only been two months since I’ve moved in here. Stay tuned.
